Construction is advancing rapidly at Greville Business Park in Warwick, a new commercial development designed to support local businesses and create up to 85 jobs.

Groundworks are complete at the Greville Business Park, located between Leamington Spa and Warwick. The development, spearheaded by Warwickshire Property & Development Group (WPDG), is now seeing the steel framework erected for 11 high-quality commercial units. This project will deliver 28,000 sq ft of flexible commercial space, with units ranging from 1,000 to 5,000 sq ft, catering to established businesses, growing companies, and new ventures.
The scheme is being constructed by Birmingham-based E Manton Limited, with completion anticipated this winter. A further 15,000 sq ft commercial unit is also being delivered for a specific occupier. The development received unanimous planning consent from Warwick District Council and is being built to meet high energy-efficiency standards, including PV roof panels and BREEAM Very Good standards, addressing the increasing demand for modern, sustainable business premises.
Greville Business Park represents WPDG’s second commercial venture, following the successful delivery and sale of Sucham Park in Southam. The new units are being marketed for freehold sale by Avison Young and will feature amenities such as roller shutter loading doors, three-phase electricity, mains water, fitted toilet facilities, and minimum seven-metre eaves heights.
This Warwick development is the first phase of a broader two-phase plan by WPDG at Fusiliers Way. The second phase is intended to establish a new local centre, featuring a convenience store, children’s day nursery, and coffee shop, further enhancing the area's amenities and business community.
Rob Andrews, Head of Development at WPDG, highlighted the milestone of seeing contractors on site and steelwork progressing. He stated, “This scheme will help address the real shortage of high-quality small business space in this part of Warwickshire and we’re looking forward to seeing these units taken up by ambitious SMEs once construction is finished.”
Cllr James Crocker, Deputy Leader and Portfolio Holder for Finance and Property at Warwickshire County Council, commented on the positive step forward in delivering a scheme that will support business growth. He added, “Greville Business Park will be a high-quality development, providing local companies with room to expand while creating new employment opportunities for residents.”
Ian Clorley, Director at E Manton Ltd, expressed enthusiasm for the project's progress, noting, “It gives us a real sense of pride to be involved in a development that will have a lasting positive impact on the local area.” Sam Forster, Surveyor at Avison Young, confirmed strong market demand for such units, citing the scheme's strategic location with excellent transport links, including access to the M40 and A46 motorways, and proximity to Warwick and Leamington town centres.
