Plans for a new high-quality business space development on the former Bloxham Centre site in Rugby have been approved by Rugby Borough Council, potentially creating up to 50 jobs.

The development, located on Somers Road and delivered by Warwickshire Property & Development Group (WPDG), aims to provide expanding small and medium-sized businesses (SMEs) with modern facilities to grow within the area. The project will see the replacement of existing buildings with three new commercial units totalling 21,350 sq ft, with individual units ranging from 5,350 sq ft to 10,000 sq ft.
The scheme incorporates high sustainability standards, targeting an EPC A rating and BREEAM ‘Very Good’ certification. It will also feature 29 car parking spaces and six electric vehicle charging bays, alongside improved landscaping.
Construction is anticipated to commence in early 2027, with completion expected by the end of the year. The units will be marketed for freehold sale by Avison Young. This marks WPDG’s first commercial development in Rugby and its third in Warwickshire, following successful projects like Sucham Park in Southam.
WPDG, owned by Warwickshire County Council, specialises in developing commercial space for SMEs, addressing a market gap often overlooked by private developers. The organisation has completed, started, or secured planning for over 90,000 sq ft of commercial space across the county.

"Bloxham Centre represents a fantastic opportunity to bring forward high-quality business space in a well-connected location, with excellent transport links to the M6 and M1. Freehold opportunities of this nature are increasingly sought after, and the scheme will offer growing businesses the chance to secure a long-term foothold in a strategic location in the heart of the UK’s logistics Golden Triangle."
