The demolition of Mell Square Car Park and the former petrol station is now underway, paving the way for the initial phase of the Holbeche Place development. This project aims to deliver 346 new build-to-rent homes, alongside shops, cafés, restaurants, and public spaces, contributing to a wider masterplan that could eventually provide up to 1,600 homes.
This milestone follows three years of close collaboration between Solihull Council and developer Muse. The first phase of the redevelopment has received approximately £20 million in backing from the West Midlands Combined Authority.
Solihull Council acquired ownership of Mell Square, a key shopping area in the town centre, in 2021. As part of the Council’s Town Centre Masterplan, the site is set for a significant redevelopment in partnership with Muse Places Ltd.
The transformation will focus on introducing new restaurants, bars, and retailers to enhance the town centre's existing offerings and diversify its evening economy. Key redevelopment milestones include the approval of phase 1 starting in June 2026 and the submission of the planning application for regeneration in March 2025.
